Repairs & Maintenance
The property manager/owner is responsible for ensuring the property is fit to live in and in a good state of repair. 

The tenant must notify the agent of any repairs needed. If a tenant, or their guest, damages the property, they are responsible to tend to the damages. 

There are 2 kinds of repairs:
- emergency repairs (refer to information below)​

The property manager & owner are required to carry out repairs within a reasonable amount of time. 

Our office is committed to ensuring that repairs and maintenance is addressed promptly and all parties are kept informed.
Emergency Repairs
What constitutes an emergency repair ?

- a burst water service or a serious water service leak
- a blocked or broken toilet
- a serious roof leak
- a gas leak
- a dangerous electrical fault
- flooding or serious flood damage
- serious storm, fire or impact damage
- a failure or breakdown of the gas, electricity or water supply
- a failure or breakdown of an essential service or appliance on the property for hot water, cooking or heating
- a fault or damage that makes the property unsafe or insecure (for example, this may include repairs relating to smoke alarms or electrical safety) 
- a fault or damage likely to injure a person, damage property or unduly inconvenience a tenant
- a serious fault in a staircase, lift or other common area of the property that unduly inconveniences a tenant in gaining access to, or using, the property.
Natural Disasters
Severe storms, flooding, cyclones, bushfires and other natural disasters can cause major damage to a rental property.​​
If your rental property is impacted by a natural disaster, it can be difficult to know where to start.

For general maintenance and repairs, contact should be made with your Property Manager either by phone or ideally in writing via email. 

In the event of a life-threatening situation always call 000 first, make sure you, your family & animals are safe. 

Contact your Property Manager directly to assist with your repair - however if you are unable to reach them please refer to the above information on routine repairs and emergency repairs and refer to your General Tenancy Agreement for trade contacts.
